Site Overview

The site extends to approx. 4.79Ha/11.8A consisting of open grazing land being surrounded on three sides by established attractive residential dwellings and bound to the West by Shann Lane. This is a popular residential location on the fringe of the established developed area with open countryside to the West. The town is home to a number of long established and significant employers, enjoying a good range of local facilities and services together with excellent transport links (road and rail) to the wider surrounding area. The land slopes gently from South to North maximising potential for distant views across the Aire Valley.

Town Planning

Outline Planning Consent was granted by Bradford Metropolitan District Council on the 6th September 2013 (reference 12/0467/MAO) permitting construction of up to 135 dwellings subject to conditions. A Sec. 106 Agreement was attached to this original consent, but has been varied amending the Affordable Housing provision to an off-site financial contribution of £200,000. In addition the Deed of Variation removed the Recreation Contribution as originally required, and amended the Education Contribution to £100,000. The original Sec. 106 Agreement requires the completion of off-site highway works to the junctions of Shann Lane and West Lane, and Shann Lane and Spring Gardens.

A Reserved Matters application for 128 dwellings approved by outline permission 12/04674/MAO requesting consideration of access (other than at Broadway and Shann Lane), appearance, landscaping, layout, and scale was approved by Planning Committee in January, with the Decision Notice due to be issued once a Further Deed of Variation to the s106 Agreement regarding some minor off site highway works on High Shann is signed (TP ref: 18/01755/MAR).

Tender Process

The freehold is offered for sale via Private Treaty. As such we are seeking expressions of interest at the earliest opportunity. The vendors reserve the Right to move to Informal Tender.

Offers are sought on both an unconditional and conditional basis, although preference will be given to the former.

All offers should be submitted in writing to either of the joint agents, accompanied by a completed Bid Proforma, available from either selling agent on request. Should offers be made on a conditional basis and seek an amendment to the existing planning permission, copies of proposed schemes will also be required as part of submissions.
